Fast Appraisals

In recent years, technology and industry have become so intertwined that the two are expected to work seamlessly together.  High speed business is now the norm and the practice of the modern day appraiser has changed drastically as a result.  We have the technological tools to provide our clients with what they need and to provide it even more quickly and efficiently than in the past.  We do this with great attention to detail and with an eye on the clock.  So why not take full advantage!  This is why we offer our you an uncompromising 24 to 48 hour turnaround time following the inspection of your real estate.  With so much expected of us, it's not easy to keep up.  So in order to facilitate this fast turnaround, we suggest a few things that you can do to help.  It's as easy as one, two, three:

1. Are the borrowers of the property aware we are coming?  An important part of the appraisal process is getting the appointment for inspection.  Inform the borrower of our need to get an appointment that meets your order deadline.  Also inform the borrower of their payment responsibility, even if the fees will be taken out of escrow.  Tell them it's in their interest to set the appointment as quickly as possible as it is usually the case that their loan cannot continue to process unless the appraisal is completed.

2. Please provide complete and accurate information about the subject property as well as the borrower. Little things like street addresses, parcel numbers, number of units, phone numbers, or even the spelling of a borrower's name can cause delays in the appraisal process.  In particular, street addresses should be paid special attention.  Traveling an hour to the wrong address can be a frustrating experience.  In such times, things like no cell service or unavailability of the client usually result in a second trip to the property and at least a days delay in the appraisal process.

3. Pay C.O.D.!!  C.O.D. orders are generally given priority over invoiced/escrow orders.
